' Adadale', Woodanilling, WA 6316
'Adadale'
The whole property is commonly called "Adadale" however is made up of three farms/blocks. They are the original property Adadale, which is located in the northern end, "Terlich's" block which is located centrally & the "The Lakes" which is located centrally and to the southern end of the property. The property is located on Ashwell and Douglas Roads in the western area of the shire of Woodanilling. It is approximately 20km drive to Woodanilling, 40km to Wagin and 47km to Katanning. Woodanilling is situated in the Great Southern about 2hrs drive from Albany, Perth and Bunbury. The property is located all in one block and consists of approximately 2860 Ha, of which 1824 ha's are arable. The annual rainfall is between 320mm-400mm, with a growing season rainfall of 240-300mm. The property consists of 45 paddocks and water sources being dams, bores and soaks. There are 3 key dams, 3 bores servicing all parts of the property and 4 permanent soaks. The 3 key dams vary in size between 6000-8000m3 and all are connected to the bores. The main bore is connected to Western Power and is currently of pumping up to 500m3 per week. The bore mainly services the northern end of the property. The 2nd bore is centrally located and is of artesian type filling 90,000lt tank, with a system of pipes that supply water to dams and troughs where needed. It is also equipped with a Solar pump. Both Bores are inner connected so water can be pumped both ways to supply the watering points of both bores. The 3rd bore is located in the southern end of the property and is equipped with a solar pump which pumps approximately 7000 litres per day into dams. The "Adadale" property consists of the main homestead which is a double brick and tile home built in 1970. It has 3 bedrooms, office, dinning, kitchen and 2 bathrooms. Sheds consist of a workshop fertiliser shed, 2 machinery sheds and an old cottage. The "Lake" property consists of an old Homestead, 1970's 5 stand shearing shed, modern steel sheep yards (Aussie) were built in the late 1990's early 2000's with a working capacity of 1000 head of sheep. The property also consists of various older style sheds. There are 14 silos varying in size, 7 x 600 bushel, 4 x 1800 bushel and 3 x 2100 bushel providing good storage on farm. The property also has 3 x 43,000lt Liquid fertiliser storage tanks for Flexi N, Bulk N or UAN. The "Terlichs" property has no buildings or sheds, however has been completely refenced in 2005.
